Our Process Overview

At Human Entrance, we don't function as a typical rental agency. Instead, our role involves coordinating homes for our clients' relocating employees. While we can't guarantee that your home will be chosen by one of our clients, we're dedicated to making the best effort. Please note that the information you provide about your property is strictly for internal use and won't be publicly posted or altered after submission.

In the event that you don't hear back from us after submitting your property, it indicates that we haven't yet found a suitable tenant. However, if there's genuine interest from a potential tenant, we'll promptly contact you to arrange a viewing. This viewing can either be facilitated by our field consultant during regular business hours or through a convenient video call, especially for clients who haven't arrived in Sweden yet.

Following the viewing, the interested client will communicate their decision to us. If they choose to proceed with renting your home, the ball is in your court. You have the freedom to decide whether to accept them as a tenant or not. Once all parties are in agreement, we'll assist in drafting a contract that adheres to Swedish Rental Laws. This contract will be bilingual, in both Swedish and English, and the signing process will be conducted digitally for convenience and efficiency.

Additionally, some clients opt for a Move In Inspection Report, which can be part of their package. If this is the case, one of our experienced Move Counselors will reach out to you to coordinate the inspection. Rest assured, we'll guide you through every step, ensuring a smooth and hassle-free rental experience.

Rent Pricing and Regulations

When setting a rent price, consider applicable laws and regulations. We suggest a reasonable rent, which we'll align with market values if needed. If your property is fully furnished, you can charge higher rent to cover potential wear and tear on the furniture.

Rental Duration and Room Rentals

You can choose the rental duration for houses or owned apartments. For condominiums or tenancies, approval from the Housing Association is necessary. Room rentals aren't accepted; the property must have its own entrance, bathroom, and kitchen.

Service Fees and Payments

Our service to rent out your apartment is free of charge. We do not handle payments but ensure payment details are in the contract for direct transactions between tenant and landlord.

Rental Process and Tenant Selection

The rental process takes approximately a week from form submission to contract completion. The number of potential tenants varies, usually between one to seven. You have the right to meet or talk with potential tenants and choose the most suitable one.

Tenant Information and Viewings

We provide workplace, family size, pets, and nationality details. You can ask additional questions during the viewing. We can arrange a viewing with our consultants, or you can conduct it yourself. Video viewings are also an option.

Security Deposit and Contract Details

A standard deposit is one month's rent, but it can be higher based on circumstances. We don't conduct credit checks, but all clients have valid work contracts in Sweden. Contracts adhere to Swedish Rental Laws and are bilingual (Swedish and English), signed digitally.

Utilities and Furnishing Options

For houses, utilities aren't usually included. Apartments often include heating and water, with electricity and internet as additional costs. Furnishing options include fully furnished (all furniture and appliances), partially furnished (some large furniture and kitchen appliances), or unfurnished (no removable furniture).

Preferences and Contract Details

We need a fixed rental price to match homes with clients. We don't support bidding. We can review Blocket's contract but recommend our template, offering both Swedish and English copies and signed digitally. For phone inquiries, contact our Housing Team during designated hours.
